If you notice any of these red flag issues, don't put off taking care of them.
Insects, bugs, or rodents in your home signal you have openings and access points they are getting into, and you need to find them and correct the issue. Check around exhaust vents, ripped screens, pipes, openings around your foundation, and garage doors. Look for gaps, or evidence of nesting.
You may notice mold in damp areas like your bathroom or kitchen, but if you notice mold in unusual places, such as your walls or ceiling, you'll want to contact an independent inspector that is certified by the American Board of Industrial Hygiene or the American Council for Accredited Certification.
If you notice standing water in your yard, it may be a sign you have poor drainage. This could be caused by compacted soil or poor drainage. If you have standing water around your foundation, you could end up with water issues in your basement or crawlspace.
You should be inspecting your roof a few times a year, looking for areas of damage, shingles that are missing or damaged, and any areas that need to be repaired. Roof repairs should be done right away to avoid more costly repair jobs if left to develop into more serious issues.
Any plants, shrubs, or trees that are too close to your home can trap moisture, fill your gutters with debris, and even damage your siding. You should be able to walk behind any plants and you should have a 3-foot clearance around your air conditioning unit and utility meters.
If you have peeling paint on the exterior of your home, sun and water can get to the wood underneath and cause damage. If there is paint peeling on the interior of your home, and it comes off in rough squares, it could be a sign of lead-based paint underneath.
